Devon Kennard is an Arizona native and the principal behind 42 Solutions, a licensed Arizona mortgage banker. I have been the borrower, the flipper, and the investor wiring my own money into other people’s deals. That experience shapes how we underwrite: every loan is reviewed in-house, in markets we know well enough to price the risk confidently.

THE PATH HERE devon kennard
I was drafted in 2014 and spent nine seasons in the NFL, across four franchises. From the beginning I treated it like a business with an expiration date, because that’s what it is. I bought my first rental while I was still playing and kept buying — fifty-plus properties over the years, plus more than fifty deals as a limited partner in other people’s syndications and funds.

That LP experience is the part that matters most for what I do now. I wasn’t a passive check-writer. I read the documents, watched what happened after the close, and learned the difference between a deal that’s structured well and a deal that’s marketed well. Those are not the same thing, and you usually find out which one you bought two years in.

When the math on buy-and-hold changed — prices up, rates up, cash flow gone — I moved into lending. 42 Solutions is the result: an Arizona private lending business funding short-term, first-position loans to fix-and-flip operators and small developers.
Why we underwrite the way we do
Because I have been on the other side of the table, and I remember what it felt like to need a straight answer from a lender who wouldn’t give me one.

Every loan is reviewed in house. We validate after-repair values and rehab budgets against comps we know first-hand rather than running a national model against a market we’ve never worked in. We fund rehab in draws against verified completed work. And we say no to deals that don’t clear the bar, which is the part nobody advertises but everybody should.
Beyond the business
I sit on the board of the Arizona Private Lenders Association. I’ve written two books on building wealth, one published with BiggerPockets. My wife Camille is a Phoenix-area realtor, and we have two daughters — which is most of the reason I built something designed to last rather than something designed to scale fast and sell.
